1. Services

All reservations must be made through our listing platform (Airbnb).
Payment, security deposits (if applicable), and cancellation policies are managed directly through Airbnb’s secure system.

Your booking is confirmed only once payment has been processed via Airbnb.

2. Check-In & Check-Out

• Check-in: From the time specified on the listing

• Check-out: By the time specified on the listing
  
  Early check-in or late check-out may be available on request but cannot be guaranteed.

Guests will receive full check-in instructions and access details after confirmation.

3. Cancellations

Cancellations are handled according to the Airbnb cancellation policy selected on our listing. We are unable to override or alter Airbnb’s cancellation terms once a reservation has been made.

If you need to cancel or amend your booking, please do so directly through Airbnb.

4. House Rules & Property Use

Guests agree to follow all house rules outlined on our Airbnb listing and in the digital guidebook provided upon booking.
These include (but are not limited to):

• No smoking inside the property

• No parties or events

• Maximum occupancy limit

• Respect for neighbours and the quiet hours

• Proper use of appliances, heating, and amenities

• Keeping the property in good condition during your stay

Failure to comply may result in additional charges or removal from the property without refund.

5. Damages & Liability

Guests are responsible for any damage caused during their stay, whether accidental or intentional.
Any costs for repair or replacement will be charged through Airbnb’s Resolution Centre.

While we make every effort to ensure the property is safe, clean, and accurately described:

LittleBayPenthouse is not liable for:

• Accidents or injuries occurring during your stay

• Loss, theft, or damage to personal belongings

• Disruptions due to external factors (weather, travel delays, local events, etc.)

Please ensure you have appropriate travel insurance where applicable.

6. Security & Access

For your safety, the property is equipped with secure entry systems.
Guests must not share access details with anyone outside their booking party.

Private parking is available for one car (details provided in the house guide), and guests must follow the correct procedure for using the key and chain to access the space.

7. Privacy & Quiet Enjoyment

We respect your privacy and will only enter the property during your stay for urgent maintenance or safety reasons, and wherever possible, we will notify you first.

Guests are expected to respect neighbouring properties and maintain reasonable noise levels at all times.

8. Intellectual Property

All text, photos, branding, and content associated with LittleBayPenthouse (including this site and our listing) are our property and may not be reused without permission.

9. Governing Law

These terms are governed by the laws of Scotland.
Any disputes shall be resolved under the jurisdiction of the Scottish courts.
